How to Plan a Multi-Sport Complex for Your Housing Society

A multi-sport complex is one of the highest-impact amenity investments a housing society can make. Done right, it serves children, adults, and seniors — and becomes a daily-use facility that strengthens community bonds and increases property value.

Here is how to plan one properly.

Step 1: Assess Your Available Space

Before anything else, measure your available area accurately. Common configurations based on space:

Available Area | Recommended Configuration |

300–500 sq m | 1 pickleball court + 1 basketball half-court |

500–800 sq m | 2 pickleball courts + 1 badminton court |

800–1200 sq m | 1 tennis court (convertible to 2 pickleball) + 1 basketball court |

1200 sq m+ | Full multi-sport complex with 3–4 sport zones |

Always account for buffer space around courts (minimum 2m on all sides) and pathways.

Step 2: Choose the Right Sports Mix

The best multi-sport complex serves the widest range of age groups. A recommended mix for most housing societies:

  • Pickleball — suitable for all ages, fast growing, low space requirement
  • Basketball — popular with teenagers and young adults
  • Badminton — high participation sport, can be covered or open-air
  • Cricket net — optional addition for cricket-playing communities
  • Avoid over-investing in a single high-cost court (like padel or squash) unless your community has a clear demand for it.

Step 3: Select the Right Surface for Each Zone

Different sports perform best on different surfaces:

  • Pickleball, tennis, basketball → Acrylic hard court
  • Badminton (outdoor) → Acrylic or synthetic mat
  • Badminton (indoor) → PU synthetic or wooden maple
  • Multi-purpose open area → Acrylic or interlocking tiles
  • A multi-sport acrylic surface with multiple court line markings (different colours per sport) is the most cost-effective solution for societies with limited space.

    Step 4: Plan for Lighting

Evening usage dramatically increases the ROI of any sports facility. LED sports lighting should be planned from the start — retrofitting lighting after court construction costs more and limits placement options.

    Key lighting requirements:

  • Minimum 200 lux for recreational play
  • 300–500 lux for competitive or club-level play
  • Uniform distribution to avoid shadow zones on the playing surface

  • Step 5: Fencing and Safety

Proper fencing keeps balls within the court area and protects surrounding residents. Standard options:

  • Chain-link fencing — cost-effective, good visibility
  • GI mesh fencing — more durable, cleaner appearance
  • Netting on top — required for cricket nets and optional for tennis
  • Minimum fence height: 3m for tennis and pickleball, 4m for cricket nets.

    Step 6: Budget Planning

A realistic budget guide for common society configurations:

    Configuration | Estimated Budget |

    1 pickleball court (basic) | ₹3.5L – ₹5L |

    2 pickleball + basketball half-court | ₹8L – ₹14L |

    Tennis + pickleball conversion | ₹12L – ₹20L |

    Full multi-sport complex (4 zones) | ₹25L – ₹50L |

Costs vary based on surface type, fencing, lighting, and civil work required.
